Water heater repair and installation

Lukewarm showers, a popping or rumbling tank, or water pooling at the base: the region's mineral-heavy water is hard on heaters, and sediment buildup shortens their life. Most tanks here are done within a decade or so of installation.
Repair or replace?
- Under ~8 years old with a fixable part (thermostat, element, valve): repair usually makes sense
- Rumbling, rusty water, or a leaking tank: replacement; a leaking tank doesn't get repaired, it gets swapped
- Upgrading: tankless or high-efficiency units suit households tired of running out of hot water
What a good install includes
The plumber who calls you can talk through sizing. A tank too small for a family of five is a daily annoyance, and one too large wastes money heating water nobody uses. Code-required items (expansion tank, seismic strapping, proper venting) should be part of the quote, not surprises on the invoice.
Signs it's time to call
- Hot water runs out faster than it used to
- Rust-colored water from hot taps only
- Any moisture around the tank base; small leaks don't stay small
- The unit's age is a mystery and it's been there since before you moved in
